Americans remain the leading investors, followed by Lebanese, Italians, and Germans. Geographic preferences and property expectations vary by nationality, but the general trend is toward seeking move-in-ready properties and negotiating the inclusion of furniture in the purchase.
Americans, the leading foreign buyers in Paris
Americans dominate the Paris real estate market, with a median budget of 715,000 euros for properties averaging 60 m². They are particularly drawn to the capital’s central neighborhoods, where prices are higher. The 1st, 3rd, 4th, and 6th arrondissements are their favorites.
Other nationalities represented in the Parisian market
After Americans, Lebanese buyers are the second-largest group purchasing property in Paris, accounting for 12% of foreign buyers. Italians and Germans follow, with 9% of purchases each. Among the 62 nationalities that invested in the capital in 2023, certain trends emerge: Germans favor Rue de Furstemberg (6th arrondissement), Italians prefer the Left Bank and Saint-Sulpice (6th arrondissement), while Asian buyers and those from the Gulf and the Middle East prefer the Right Bank (8th and 16th arrondissements).
Move-in-ready properties and negotiations that include furniture
Foreign buyers generally prefer properties that do not require renovations and are willing to negotiate the purchase of furniture or paintings. For example, some Taiwanese buyers recently purchased a magnificent 185-square-meter apartment for 5.25 million euros after two years of renovations.
