Choose the mobility lease—a secure short-term rental option
The mobility lease offers a flexible and secure option for renting furnished housing on a short-term basis. Highly popular among students and professionals on temporary assignments, this arrangement has quickly established itself in the rental market. Learn about its unique features, benefits, and limitations.
A flexible lease tailored to specific groups
The “mobility lease” effectively complements traditional leases. Intended primarily for students, interns, apprentices, or professionals on temporary assignments, it offers a furnished rental for a non-renewable term of 1 to 10 months.
Unlike traditional leases, it does not require a security deposit, thereby simplifying the process for the tenant. However, the tenant must prove eligibility by providing, for example, an internship agreement or an apprenticeship contract.
Tenants also benefit from a notice period reduced to one month, allowing them to easily move out of the unit as needed. The program also offers an alternative rental guarantee, such as the Visale guarantee, to ensure rent payments.
A reassuring legal framework
The “mobility lease” imposes specific conditions: the dwelling must be fully furnished and provide sufficient comfort to qualify as adequate housing. However, the 10-month limit—which cannot be renewed—creates a certain degree of uncertainty for the tenant. Once this period has elapsed, the tenant will have to switch to a standard lease agreement if they wish to extend their stay.
Benefits and Limitations for Landlords
From the landlord’s perspective, the mobility lease offers several advantages. In particular, it allows landlords to optimize the property’s occupancy between two standard lease terms, thereby improving the property’s profitability. The absence of a security deposit can quickly attract tenants, although a joint guarantee may be required.
However, landlords must comply with strict requirements: they must provide decent, well-furnished housing; draw up a detailed lease agreement that includes all required information; and set a rent that will remain unchanged for the entire duration of the lease.
In addition, landlords must deal with frequent tenant turnover, which entails a greater administrative burden.
A Beneficial Program, but One to Monitor
By facilitating professional and student mobility, the “mobility lease” helps stimulate the rental market, particularly in areas with tight housing supply. However, its widespread adoption could lead to increased precariousness among tenants by favoring short-term leases at the expense of long-term leases. This program could therefore evolve to preserve the balance of the rental market as it is implemented and based on feedback from its use.
