Why are real estate agents in such high spirits?
Superimmo.com presents the results of its major quarterly survey on real estate agents' morale, conducted on September 12 and 13, 2024, among 1,062 real estate agents.
Superimmo.com's quarterly survey reveals a significant resurgence of optimism among real estate agents, with favorable forecasts regarding prices, mortgage rates, and time to sale. This confidence is also evident across all regions of France, confirming a positive trend in the real estate market.
A marked resurgence of optimism
The survey reveals a sharp rise in real estate agents' confidence, with an increase of 10.3 points compared to the previous survey in June 2024. As a result, 67.5% of agents say they are optimistic about the market outlook, marking a very significant rebound in confidence.
Real estate agents are also showing greater confidence in their own business: 68.3% of professionals are optimistic, an increase of 10.3 percentage points compared to June.
Positive expectations regarding prices and interest rates
As for prices, expectations of a decline fell by 25% (-13.4 points), while expectations of stable prices rose by 25% (+10.7 points). Currently, 53.6% of real estate agents expect prices to remain stable. It is also worth noting that 6.2% of professionals anticipate a rise, a figure that, although modest, has nearly doubled since the last survey (3.6%).
In addition, 63% of industry professionals expect mortgage rates to continue to fall. Meanwhile, 32.9% expect them to stabilize.
Sales lead times have stabilized
Sales lead times are expected to stabilize for 49% of agents, an increase of 9 percentage points compared with June 2024. Some 33.7% anticipate a further increase, a figure down 13 percentage points from the last survey.
Widespread optimism across France
Real estate agents’ optimism extends across the entire country. In Alsace, confidence in the market has reached a remarkable 80%. In Île-de-France, the increase is particularly marked, with a rise of 20 points since June 2024. Among professionals in the Île-de-France region—who were previously mostly pessimistic—68.3% now say they are confident about the market outlook.
This enthusiasm is also reflected in how they view their own business. Across France, real estate agents express a high level of confidence, with rates ranging from 55.6% to 80% depending on the region, confirming a positive trend nationwide.
Forecasts of a Decline in Mortgage Rates
As for trends in mortgage rates, a general downward trend is emerging across nearly the entire country. The only exception is Upper Normandy, where industry experts still expect rates to remain stable.
