Mortgages: Who Is Eligible for the Interest-Free Loan (PTZ)?

Becoming a homeowner has rarely been this difficult: according to the latest figures from the Observatoire Crédit Logement CSA, the number of loans granted fell by half between May and July 2023.

In just one year, the interest rate on these loans has skyrocketed: it averaged 3.81% in the third quarter, according to the observatory. Furthermore, households are taking much longer to pay off their loans: 249 months on average, or more than 20 years.

In this context, it can be very helpful to find out whether your city is eligible for the PTZ, or zero-interest loan. The interest rate on this loan—which supplements your primary mortgage—is indeed zero! It therefore allows you to finance part of the cost of purchasing your primary residence and drastically reduce your monthly payments. However, your eligibility depends on several criteria, including your place of residence.

The PTZ is designed to cover a significant portion—ranging from 20% to 40%—of the total costs associated with the purchase, construction, or renovation of a home intended to be a first-time homebuyer’s primary residence. To find out more specifically whether your city is eligible and the amounts you may be entitled to, visit the simulator available on the service-public.fr website.
